About the service
What is real estate valuation
Real estate valuation is an impartial opinion on the condition, usability and likely market price of a property. The valuer uses technical, legal and financial data. You receive the opinion in a written valuation report.
You need a valuation when you pledge property to a bank, sell it, buy it or divide it. Companies need it when property goes into their accounts. Sometimes the law requires a valuation. In other cases you order one because you want to know the real value before you decide.
Korporacija Matininkai has valued real estate since 1993. We work under the Lithuanian Law on the Fundamentals of Property and Business Valuation, the national valuation methodology and the International and European Valuation Standards. The company is on the list (No. 71) of property and business valuation companies authorised to carry out mandatory valuation and its civil liability is insured.
Objects
What real estate we value
- Flats
- Houses
- Garden houses
- Land plots
- Commercial premises
- Offices
- Warehouses
- Industrial buildings
- Structures and installations
- Unfinished construction
We value any real estate that is, or can be, entered in the Real Estate Register. It can be a single flat, a whole building or a large land plot.
The law also treats some objects in other registers as real estate, such as aircraft and ships. We can value these too.
Purposes
When you need a valuation
Most often a bank asks for a valuation report when you take a mortgage or a business loan. But there are more reasons:
- You pledge property to a bank or another lender
- You buy, sell or exchange property
- You gift or inherit property
- You insure, tax or declare property
- Property goes into a company's financial accounts
- You contribute property to a company as a non-cash contribution
- You merge property or split it from joint ownership
- You lease or lend property
- Property is taken for public needs
- Bankruptcy or bailiff orders apply
We work across the country. Most orders come from the capital and the Vilnius region, and we often value flats and houses in Kaunas and nearby districts.
Process
How the valuation works
- 01
Get in touch
Call or write to your nearest office. Tell us briefly what property you need valued and why.
- 02
Documents
Send the property and legal documents you have. The valuer will tell you if anything is missing.
- 03
Valuation
The valuer inspects the property, collects market data and works out the value.
- 04
Report
You receive a written valuation report that you can give to a bank or another institution.
The valuer inspects the property on site. They check its condition, layout, fit-out and surroundings. Then they compare it with similar deals on the market and work out the value.
We agree the timing and price in advance, once we know what needs valuing. A simple flat takes less time than a large industrial building with many structures.
Preparation
Documents you will need
The more information we have at the start, the faster we can prepare the report. We usually ask for:
- An extract from the Real Estate Register
- The cadastral file or building plan
- The land plot plan, if the plot is valued too
- Lease agreements, if the property is rented out
- Information about renovation work
If you do not have a document, do not worry. The valuer will tell you where to get it or use public register data.
Methods
How we work out the value
We use the methods set out in the national valuation methodology. Usually several methods are combined to make the result more reliable.
Sales comparison
We compare the property with similar recently sold properties in the same area.
Income approach
We work out how much income the property can earn, for example from rent.
Cost approach
We estimate what it would cost to build the same property, allowing for wear.
In the report the valuer explains which methods were used and why. This way the bank or other reader can see how the value was reached.
Clients
Who this service is for
Our clients are private people, companies and institutions. All of them need the real value of a property.

- Families dividing or inheriting property
- Companies revaluing fixed assets
- Investors before a purchase or sale
- Insolvency administrators
- Bailiffs and courts
Major Lithuanian banks accept our valuations: SEB, Swedbank, Luminor, Citadele, Artea and others. Credit unions and leasing companies accept them too. We also work in the Klaipėda region, so coastal clients do not need to travel.
If you are valuing a business as a whole rather than its buildings, choose business valuation.
